Qualifying Service
Eligibility can be established through qualifying Guard or Reserve service. The criteria differ from active duty and are confirmed by the VA.
National Guard & Reserve
Guard and Reserve members are frequently told the VA home loan is only for active duty. That is wrong — and it has cost families the benefit they earned.
The service requirements are different, and the paperwork is different. That is all.

What's Different
Eligibility can be established through qualifying Guard or Reserve service. The criteria differ from active duty and are confirmed by the VA.
Periods of active duty service under federal orders are reviewed as part of your overall eligibility picture.
NGB-22s, points statements, and orders are commonly used where a Veteran would submit a DD-214.
Guard and Reserve COEs sometimes take extra steps. In many cases we can request it for you instead of leaving you to chase it.
Drill pay, AGR pay, and civilian income are each documented differently. Multiple income sources are normal, not a problem.
Once eligibility is established, the loan works the same way — including no-down-payment financing for many borrowers and no monthly mortgage insurance.
