closing timeline

A visual path from signed purchase contract to closing, with work moving in parallel instead of waiting for one department to finish before the next begins.

21-day average
  1. Day 0–1

    Contract & disclosures

Signed contract received, application details confirmed, disclosures issued, and documents requested.

  2. Day 2–5

    Documents & appraisal

Income, assets, entitlement, and insurance are reviewed while the appraisal is ordered.

  3. Day 6–12

    Underwriting

The complete file is reviewed and any remaining conditions are identified for resolution.

  4. Day 13–18

    Clear to close

Final conditions, title work, appraisal items, and closing figures are completed.

  5. Day 19–21

    Sign & fund

Final disclosure timing is satisfied, documents are signed, and the transaction funds.

Twenty-one days is our average for purchase loans measured from signed contract to closing, not a guaranteed closing time. Appraisal availability, title issues, documentation, borrower responsiveness, property conditions, and underwriting can change the schedule.

Estimates are for planning only and assume a fixed-rate term. Actual figures depend on credit, residual income, county tax rates, insurance quotes, and final underwriting.
