VA County Loan Limits

U.S. Department of Veterans Affairs

VA does not cap how much you can borrow, but for Veterans with partial entitlement, county loan limits — equal to FHFA conforming limits — determine how much the VA will guarantee. The VA's official page explains full vs. partial entitlement and includes guaranty calculation examples.

VA Lender's Handbook (VA Pamphlet 26-7)

U.S. Department of Veterans Affairs

The official rulebook VA lenders follow — entitlement, the funding fee, appraisals, minimum property requirements, IRRRL and cash-out refinancing, occupancy, and condo rules. Our Battle Buddy™ assistant answers VA questions from this handbook verbatim and cites the chapter and topic.

VA Residual Income & DTI Standards

VA Pamphlet 26-7, Chapter 4 — Credit Underwriting

VA underwriting compares debt-to-income (DTI) against residual income — the money left over after major monthly obligations. The residual income tables and DTI benchmarks our affordability and residual-income calculators reference live in Chapter 4 of the VA Lender's Handbook.

DoD Basic Allowance for Housing (BAH) Rates

Defense Travel Management Office (DTMO), U.S. Department of Defense

BAH is a monthly allowance that helps active-duty service members cover housing costs when government quarters aren't provided. The DTMO publishes rates annually by ZIP code, pay grade, and dependency status. Our PCS and affordability guides reference BAH to help military families budget for housing at their next duty station.

U.S. Census ZIP-Code-to-County Data

U.S. Census Bureau

Public Census crosswalk data maps a ZIP code to its county so the Loan Limit Lookup can return the right FHFA conforming limit. ZIP codes can span more than one county, so we always recommend confirming the county for the specific property address.

How We Use These Sources

We pull figures directly from the agencies above and refresh them when new values are published — for example, FHFA conforming limits are updated each November for the following year. Educational tools on this site are estimates and simplifications for learning, not loan approvals, rate quotes, or commitments to lend. Final numbers always come from underwriting against the current official rules and your Certificate of Eligibility.
