Step 1 — Confirm You're Eligible

Same day, usually a single conversation

Eligibility for a VA loan comes from your service, not from your credit score or income. Before anything else, we confirm you have entitlement available and talk through how much of it is in play.

What happens

  • We review your service history and whether you have used the VA benefit before
  • We explain full entitlement versus partially used entitlement in plain terms
  • We cover occupancy — the home needs to be your primary residence, with specific rules for PCS and deployment
  • You get an honest read on whether a VA loan or another program fits better

What to have ready

  • DD Form 214 if you have separated
  • Statement of Service if you are on active duty
  • Your VA award letter if you receive service-connected compensation
  • Nothing at all if you just want to talk it through first

Watch for: Eligibility is not the same as approval. Confirming entitlement is the starting point, not a commitment to lend.
