VA Loan Closing Costs
A VA loan can often be done with no down payment, but a closing still has costs. The VA limits what a Veteran can be charged, and knowing those limits is how you spot a quote that is padded.

A one-time fee paid to the VA that varies by down payment and whether the benefit has been used before. It can usually be financed into the loan.
Some borrowers are exempt — for example, many receiving VA compensation for a service-connected disability. Exemption is confirmed by the VA, not by us.
Appraisal, title, recording, and settlement services. These are real costs paid to other companies and are not lender profit.
Homeowners insurance, property taxes, and per-diem interest collected at closing. These are your own expenses paid in advance, not fees.
A seller may contribute toward certain costs within VA and program limits. Whether it happens depends on your negotiation and the market.
