The Concepts

Four Things Worth Understanding.

Full Entitlement

If you have never used your VA benefit — or have fully restored it — no VA loan limit applies. You can borrow what you qualify for, subject to underwriting.

Remaining Entitlement

If entitlement is still tied up in an active VA loan or a prior loss, county loan limits come back into the calculation and a down payment may be required.

Second-Tier Entitlement

In some cases you can use your remaining entitlement on a new VA loan while keeping an existing VA-financed home — often after a PCS move. The math has to work.

Entitlement Restoration

Sell the home and pay off the VA loan, and your entitlement can generally be restored. A prior loss to the VA can reduce what is available.

One-Time Restoration

If you have paid off a VA loan but kept the home, the VA allows a one-time restoration of entitlement without selling the property.

County Loan Limits

These are the conforming loan limits set annually. They only matter to your VA loan when your entitlement is partially used — they do not cap full-entitlement borrowers.

How to Find Out Where You Stand.

  • Request your Certificate of Eligibility — it shows your available entitlement
  • Check whether an existing VA loan is still tying entitlement to a property
  • If you had a prior VA foreclosure or short sale, confirm whether a loss was charged
  • Ask whether the current home can be sold, paid off, or kept under second-tier rules
  • Review the current year's county conforming limit if entitlement is partial
  • Have a loan officer run the remaining-entitlement math before you assume a down payment
