Where Every VA File Gets Reviewed.

Service History

Eligibility comes from your service — active duty, Veteran, National Guard, Reserve, or an eligible surviving spouse. Your Certificate of Eligibility confirms it.

Credit Review

The VA does not publish a minimum credit score. Lenders set their own overlays and look at the full credit picture, not just a number.

Income & Employment

Stable, documented income matters more than the amount. Military pay, BAH, BAS, retirement, and VA compensation are all reviewed.

Debt & Residual Income

The VA uses residual income — money left over after housing, debts, and taxes — alongside debt-to-income ratios.

Occupancy

VA financing is for a primary residence. There are specific rules for PCS moves, deployments, and spouse occupancy.

Property Condition

The home must meet VA Minimum Property Requirements and appraise. Safety, soundness, and sanitation are the core standards.

What Helps

What Strengthens a VA File.

  • An explanation for any credit event rather than leaving it unaddressed
